Overall Score

The project site occupies an area of 8,278 square meters at Yen Ming Road, West Kowloon Reclamation Area. The scope of works includes the provision of vehicle depot, storage and offices. The building looks refreshingly clean and welcoming by integrating heavily landscaped features that would benefit both the workers within and the surrounding streetscape. Vertical greening on the façade that runs down from a landscaped garden at the office level breaks down the mass of the building and adds a pleasing feature for the pedestrians. The semi-enclosed garden not only provides light and ventilation to the office spaces but also offers a social space for the office workers to mingle outside of office hours.

Green Features

Site Aspects

  • Maximize the greening area to about 30% of the site coverage
  • Provide high emissivity and green roof to mitigate heat island effect
  • Environmental pollution is strictly monitored and controlled during construction

Materials Aspects

  • Use of regionally manufactured construction materials
  • Select refrigerants with low contribution of ozone depletion and global warming potential and avoid using ozone depleting substances

Energy Use

  • Adopt efficient building envelope to reduce solar heat gain
  • Provide highly efficient VRV and chillers for AC system
  • PV panels and solar panels are installed on roof. The energy generated from the PV panels can contribute to the electricity supply of lighting system and that from solar panels can offset energy consumption from hot water
  • Adopt sensor-based demand control ventilation system in carpark for better control of pollutant concentrations and promote energy saving

Indoor Environmental Quality

  • Introduce natural lighting to most office area, which can connect occupants with outdoor environment and effectively reduce energy consumption of artificial lighting
  • Indoor Air Quality is of great concern and ventilation design follows ASHRAE requirements. IAQ strategy is also provided to reduce outdoor source of pollution by using highly efficient air filters. Indoor sources of air pollution are also controlled by flush out procedures
  • Quality artificial lighting is designed for normal occupied and not normally occupied area, with provision of lighting controls

Water Use

  • Adopt water efficient sanitary devices to conserve water resources
  • Rain harvesting system is provided and the recycled water will be used for irrigation

Innovations and Additions

  • Twin tanks for potable and flushing water supply systems are adopted to enhance the continuity of water supply during maintenance
