InnoCell is a pilot project of using Modular Integrated Construction (MiC) in Hong Kong. InnoCell promotes and embraces the concept of “Co-working & Co-living” for the new generation to inspire interactions, collaboration, smart living and innovations within the InnoCell. The use of “Co-working & Co-living” concept encourages its residents to step out from the traditional habitation unit and to “Live Outside the Box”, contributing to the creation of an innovative community by sharing spaces and facilities for the enjoyment of a more convenient and smarter lifestyle together.

  • Over 66% of the total CFA applying modular design
  • 89% of listed prefabricated building elements manufactured off-site within 800km of the site
  • 13.2% of outside surface works and structure made from recycled materials
  • 41.65% of regionally manufactured materials within 800km from the project site
  • At least 30% of construction waste reductio

Energy Use

  • High energy efficient AC with better COP and high efficiency lighting and lifts to reduce annual energy consumption
  • 100% of certified energy efficient appliances
  • Separate metering to monitor landlord lighting and power, lift, P&D, AC and small power
  • Adoption of energy efficient building envelop to achieve a lower OTTV (21.49W/m2)
  • Low solar irradiance(200.5kWh/m2) of building façade
