MARINI is a sustainable residential building located at Tseung Kwan O LOHAS Park with a total gross area circa 1,120,000 square feet. The development is being awarded the Final Gold rating in BEAM Plus.

The development strives to achieve perfection in all aspects to keep pace with the growing business community. MARINI provides a variety of environmentally friendly provisions which not only help to minimize the carbon footprint, but also enhance the well-being of end-users and to reduce operation cost.

Green Features

  • More than 30% site area of greenery including green roof and wall
  • Roof area is covered by highly reflective materials and green roof with less solar heat absorption
  • Optimal building form design to achieve good surrounding microclimate

Materials Aspects

  • Use Forest Stewardship Council (FSC) certified timber for construction works and for timber product
  • Use of regionally sourced materials
  • Apply waste sorting and recycling to reduce at least 30% waste dumping at landfill

  • High window-to-wall ratio to allow maximized daylight utilization

BioZone air purification technology – To enhance health and well-being of the residents, BioZone PhotoPlasma™ technology is installed at Clubhouse and each lobby of residential floor. It can actively eliminate airborne and surface microorganisms. It can also decompose volatile organic compounds (VOCs) and other organic compounds.

Interactive E-information booth – All notices for residents are uploaded in E-information booth installed in Clubhouse and every tower entrance lobby to reduce the use of papers. Residents can book clubhouse facilities anytime using these Interactive E-information booths as well.
