MONTARA is a sustainable residential building located at Tseung Kwan O LOHAS Park with a total gross area over 750,000 square feet. The development is being awarded Final Gold rating in BEAM Plus.

The development strives to achieve perfection in all aspects to keep pace with the growing business community. MONTARA provides a variety of environmentally friendly provisions which not only help to minimize the carbon footprint, but also enhance the well-being of end-users and to reduce operation cost.

Green Features

Site Aspects

  • Circa 50% site area of greenery including green roof and wall 
  • Roof area is covered by highly reflective materials and green roof with less solar heat absorption
  • Optimal building form design to achieve good surrounding microclimate

Materials Aspects

  • Use Forest Stewardship Council (FSC) certified timber for construction works and for timber product
  • Use regionally sourced materials and low volatile organic compounds (VOC) interior materials
  • Apply waste sorting and recycling to reduce at least 30% waste dumping at landfill

Energy Use

  • Building Management System (BMS) is integrated for energy saving function
  • High window-to-wall ratio to allow maximized daylight utilization
  • High efficient solar control façade glass with ultra-low shading coefficient (SC) and low reflective index

  • Annual energy saving circa 2,650 MWH
    (reduce emission 1,855 tonnes CO2-e base on 0.7kg CO2-e/kWh)
    (equivalent to emission offset by planting 80,600 typical trees base on 23Kg CO2/tree/yr)
    (saving electricity tariff approx. HK$2.3m base on $0.87 and $1.03 for Residential and non-residential tariff)

  • Saves over 47,597,645 Liter of potable water annually (circa 19 standard swimming pools)
  • Saves over 29,686,478 Liter of flushing water annually (circa 12 standard swimming pools)

  • Use floating slab for plumbing plant room to minimize vibration impact

BioZone air purification technology – To enhance health and well-being of the residents, BioZone PhotoPlasma™ technology is installed at Clubhouse and each lobby of residential floor. It can actively eliminate airborne and surface microorganisms. It can also decompose volatile organic compounds (VOCs) and other organic compounds.

Interactive E-information booth – All notices for residents are uploaded in E-information booth installed in Clubhouse and every tower entrance lobby to reduce the use of papers. Residents can book clubhouse facilities anytime using these Interactive E-information booths as well.
