landscape artists dedicated to shifting paradigms and delivering the unexpected.

Green Features

Site Aspects

  • Over 36% soft landscaping & water features are provided.
  • Exterior lighting is designed to minimize lighting pollution to surrounding neighborhoods.

Materials Aspects

  • No ozone depleting substances (ODPs) were involved in the manufacture, composition or use of any thermal insulation and refrigeration systems used in the building.
  • Non-CFC&HCFC based refrigerants were selected in refrigeration system.

Energy Use

  • Electricity used to power is reduced by an average of 25.6% compared with the baseline.
  • 96% of all applicable home appliances and equipment are certified energy efficient products under EMSD MEELs and VEELs.

Water Use

  • Over 12% of annual fresh water saving achieved through adopting water efficient devices.
  • Over 50% of annual effluent discharge volumes is reduced through adopting water efficient flushing devices.

Indoor Environmental Quality

  • Air quality measurements were conducted for the whole building to demonstrate compliance with Good Class IAQ Objectives for various air pollutants.
  • Amenities installed for the benefit of building users and operation & maintenance

Innovations and Additions

  • Adoption of appropriate design measures to contribute positively to the ecological value of the site 
  • Independent Commissioning Authority in the T&C process
