Victoria Coast, a Chinachem Group project, is an iconic seaview residence in Pok Fu Lam. Nestled on Sandy Bay, it offers 118 exclusive residences. With breathtaking views, luxurious homes, and recreational facilities, Victoria Coast provides a privileged coastal lifestyle. Through a driveway unfurling from Victoria Road, a magnificent landscaped green wall will be the main gate to this southern seaside living, showing residents a wonder to unlock sustainable lifestyle. A monochromatic colouring curtain wall façade was chosen to create a reflection of this magnificent landscape, preserving this sweeping seaview with low-e, low SC glass, and abundant natural daylight access. High efficiency AC equipment, low LPD, 100% certified energy efficient appliances are adopted to ensure low operation carbon emission. The project renovated the existing structure and recycled construction waste to significantly reduce the embodied carbon during construction. Indoor air quality and acoustics performance are meticulously designed for occupants’ health and wellness.

  • Site close to neighbourhood basic amenities and recreational facilitate.
  • Implementation of EMP to minimise air, noise and water pollution during construction.
  • More than 50% of roof area are covered by high SRI material or vegetation.

Materials Aspects

  • No virgin-forest timber product was used for temporary works.
  • Non-chlorofluorocarbon based refrigerant was used.
  • No ozone depleting substances in the manufacture, composition or use was used.
  • 35.42% of construction waste has been recycled.

Energy Use

  • 24.3% reduction of annual carbon emission in residential area and 54% in carpark as compared to baseline design.
  • 15.4% reduction of peak demand in residential area and 54% in carpark as compared to baseline design. 
  • 100% of the electrical appliances are certified energy efficient products.

Water Use

  • Water efficient devices were adopted to achieve 27.68% of annual water saving and 51.43% reduction in effluent discharge volumes as compared to baseline design.
  • Washing machine with Water Efficient Labelling Scheme Grade 1 Label was provided for each residential unit.

Indoor Environmental Quality

  • Indoor air quality was carried out in accordance with the HKSAR IAQ Certification Scheme and IAQ Good class was achieved.
  • Outdoor ventilation rate exceeds ASHRAE requirements by at least 30%.
  • Over 95% of floor area in residential building is adequately lit with an average daylight factor of 1%.
  • Acoustic performance such as internal noise level, noise isolation, background noise level and vibration among residential flats and clubhouse meet the prescribed criteria.
  • At least 3 amenity features that enhance the quality and functionality of a building to the benefit of building users, e.g. swimming pool, gym, podium garden and balconies etc.
  • At least 3 amenity features that allow for improved operation and maintenance of the building and its engineering services, e.g. AC platform, pipe duct, storeroom etc.
