The project has earned the prestigious BEAM Plus Interiors Platinum rating and an Excellent Class Indoor Air Quality certification, achieved through advanced ventilation and purification systems. Additional well-being features include a baby-care room, welcoming dining areas, and multifunctional spaces.

Ultimately, this project transcends a sustainable workspace; it aims to inspire healthier lifestyles and reflects a profound commitment to both employee welfare and the broader community.

  • Actual Annual Operating Energy Consumption (kWh/m2) = 114.21
  • Projected/ Actual annual carbon emissions related to the operation = 116,686 kg CO2-e

Management

  • Completed integrated design study before commencing construction work.
  • Developed a Waste Management Plan to assure the management of construction waste and operating solid and liquid wastes.
  • Separate the non-recyclable materials into inert materials.
  • Sorting all waste and discharge to all collection points.
  • Mitigation measures were implemented to minimize air and noise pollution, no written complaint was received.
  • Maintained housekeeping to avoid any potential risk of hazard.

Materials Aspects

  • 86% internal floor area are covered by certified cradle to cradle synthetic carpet and leftover flooring are covered by recycled stone tile.
  • 100% reuse all the office furniture.
  • Local sourced reclaimed timber was made as reception desk and display desks.

Energy Use

  • Daylight sensor have been provided and office lighting can be dimmed if incoming daylight is adequate to brighten the office. Hence, energy can be reduced.
  • Motion sensors detect the zone population and lighting system is shut-off automatically when no one is in the zone. Motion sensor have been provided and office lighting can be switched off when the zone has no occupants.
  • Program timer for controlling HVACR operation are installed and in use.

Water Use

  • The project was designed to achieve annual potable water saving of 75% based on the as-built consumption of 402,809.22L while the baseline consumption of the potable water use is 1,606,824.00L.

Indoor Environmental Quality 

  • CO2 sensor have been installed and connected to UV sterilizing light. A CO2 sensor in system activates the UV sterilizing light when high CO2 levels signal more people and potential pathogens, ensuring efficient disinfection. This setup targets microbial growth in moist conditions like the "WET" refrigerant dryness, optimizing air quality and energy use.
  • Evaluation of user satisfaction, including extent of occupant control on IEQ; All uses are satisfied with the excellent IEQ in the office.
