This Public Rental Housing Development comprises of 2 mid-rise residential blocks on top of a 2-storey podium. It is located at Kwai Chung Road and the site was formerly known as the Kwai Chung Police Married Quarters. Upon completion, it will provide also a Residential Care Home for the Elderly, an Integrated Family Services Centre, an Estate Management Office, a Multi-Purpose Venue and the ancillary parking for the development.
The Landscaped area and residents’ public recreational spaces are generally located on top of the podium which are shield from the busy traffic of Kwai Chung Road.

Green Features

The micro-climate simulation indicates that this building design is optimized for the local wind environment.

The south-southeasterly summer wind provides light wind for pedestrians at both podium and ground level in the hot season, while the easterly prevailing wind always provides light breeze across both the podium and ground level of the development year round.  To enhance ventilation, the “Multi-purpose Venue” at the ground level is open at the eastern and southern sides to capture prevailing wind.  Within this Multi-purpose Venue, part of the incoming air shall pass though the central atrium/courtyard and promote air circulation at both the podium and ground level by induced air current.

The overall site green coverage of this development is around 20%.

This is mostly achieved on the podium area due to tight site situation. Some of the existing trees (of higher amenity values) affected by this development were transplanted within the site.

To tackle the noise issue from the nearby public roads, provision of horizontal noise barrier and vertical fins are introduced. Designated flats which are subject to more severe noise level are to be provided with “Acoustic windows”.

Provision of PV Panels that generate portion of communal power.

Prefabrication for the facades, staircases, slab and volumetric precast bathroom.
