The newly designed workspace, with its emphasis on sustainability, has successfully combined environmental conservation with the wellbeing and comfort of its occupants. The project, managed by ArchSD, brought together multiple stakeholders to create a workspace that is not only modern and smart, but also fundamentally sustainable.

The office features a quality indoor environment, complete with common and connecting spaces that are equipped with various CSR-oriented and sustainable facilities. A glazed feature wall enhances the space with a touch of biophilic design, fostering a connection with the natural world.

Furthermore, the office incorporates acoustic design and advanced energy-efficient building services like the iFCU, which manages 18 temperature control zones. These features contribute to an environment that promotes health and wellbeing, and earning an excellent rating under the IAQ Certification Scheme.

Green Features

 

Integrated Design and Construction Management

  • Waste management plan was developed and implemented during the construction period. More than 55% of construction waste was recycled.
  • Construction IAQ management plan was developed and conducted pre-occupancy flush-out.
  • Mitigation measures on air, noise and chemical waste were carried out, and no written compliant has been received during construction period.
 

Management

  • Adoption of environmentally friendly cleaning products and procedures. 
  • Provide over 70% of the applicable occupational health and safety measures and facilities.
  • Implement a comprehensive waste management system to encourage recycling.
  • Minimize construction waste during the renovation process.
 

Materials and Waste Aspects

  • More than 40% of existing interior furniture and component were reused.
  • 100% of existing electrical appliances have been reused.
  • More than 80% by surface area of newly installed element were modular.
  • More than 50% by surface area of ceiling and flooring were regional material.
  • At least 10% by surface area of interior non-structural components and building services component were certified Construction Industry Council (CIC) Green Product Certification.
  • Provision of storage facilities for 10 recyclables.
  • Sustainable, local, and recycled materials were used for the renovation.
  • Preserve and reuse existing structures and materials where possible.
 

Energy Use

  • Energy saving reminders were applied at switches of all building services systems.
  • At least 10% reduction of lighting power density when compared with Building Energy Code 2021.
  • Occupancy sensors and master switch were installed for lighting control.
  • Intelligent Fan Coil Unit with variable speed control were applied.
  • Installed real-time energy data monitoring system.
 

Water Use

  • The installed water device achieved Grade 1 under the Water Supplies Department (WSD)’s Water Efficiency Labelling Scheme (WELS).
  • Fresh water sampling test was conducted and meets the Water Supplies Department (WSD)’s Hong Kong Drinking Water Standards (HKDWS).
  • The bottle less water dispenser is located within a 30m walking distance of all the normally occupied spaces.
 

Health and Wellbeing

  • Indoor air quality achieved excellent class requirements as stipulated in IAQ Certification Scheme.
  • High visual quality score of nature view provided for all normally occupancy spaces.
  • Adoption of 4 Corporate Social Responsibility (CSR) Facilities.
  • Installed IAQ monitoring to measure 4 parameters.
  • The prescribed design criteria meet the 80% acceptability limit of ASHRAE 55-2020’s standards.
 

Innovations

  • BIM Modelling Design Recommendation is applied during the design and renovation work stages.
