The new office is located at 16/F Shenxin Building, No. 200 Ninghai East Road, Huangpu District, Shanghai. The project includes renovation work for conference rooms, showroom, pantry, dressing room, storage room, open plan office, private offices and multi-function room. This is the first business premises in China achieved Platinum Rating under BEAM Plus Interiors (BI) Accreditation.

The renovation project transforms the existing office to a green work space through an integrated approach includes sustainable design, green construction, environmental friendly operation and maintenance.

The interior design concept of the new office accords with the underlying principle of BEAM Plus Interiors, which enhance energy and water efficiency as well as maintain the indoor comfort.

The project also has demonstrated the feasibility of practice of a sustainable office renovation.

Green Features

Various sustainable building components and E&M features were adopted in the office in order to meeting the energy efficiency requirements, some highlighted as below:

Story

What are the motivations to go “green”? 

In average, our staffs spend 44 hours per week indoor. Apart from home, we may spend most of our time at the office. Through creation of green working environment, we can achieve more efficient use of resources and reduction of waste, save energy and money, and help improve our working environment.

Our company is committed to protecting the environment, conserving resources and improving the standard of environmental protection at works.

 

What are the major strategies to earn the credits and achieve the BEAM Plus rating?

Materials Aspects (MA):

Rooted in Materials

The principle idea for sustainable materials is ‘REDUCE’. The new office reduces the use of raw materials firstly by reusing most of furniture and partition from the existing office.

To reduce the consumption of natural resources, over 50% of newly installed materials were made from sustainable sources. For door finishes and wall covering, the new office adopted bamboo, a renewable material with harvest cycle of less than 10 years. Most of the materials used in the office were manufactured in factories with environmental friendly certification under ISO14001 and located within 800km from Shanghai to minimize the transportation.

Modular design is also applied for newly installed elements to offer a repeatable use in the future, at the last session in the building life cycle of the office.

Energy Use (EU):

All about Efficiency

The new office adopted energy efficient equipments such as iFCU (permanent magnet motor FCU) and high reflectance luminaries incorporating with the Staff Smart Card.

We connect the lighting and HVAC system with the Staff Smart Card network. Employees can turn on/off the system by their cards instead of wall-mount switches. The approach simply allows to implement the energy usage on demand.

Another implementation, Energy Optimization Control in PAU System with heat exchanger also helps to save energy by 15%.

With adoption of energy efficient equipment and Staff Smart Card Control, the overall energy consumption of air-conditioning and lighting system has been significantly reduced. Our energy consumption recorded met with the latest version of Code of Practice for Energy Efficiency of Building Services Installation 2012 (BEC 2012).

iBMS and real-time energy monitoring are adopted for daily control of energy consumption for different systems, including MVAC, electrical, lighting and small power. With vivid display of energy data, the building management can be easily achieved.

A green display system is installed at the main entrance for our staff and visitors to learn more about the real time energy consumption.

Indoor Environmental Quality (IEQ):

Indoor Comfort

The indoor air quality of REC SH Office has attained the “Good Class” according to HKSAR IAQ Certification Scheme.

Air purification equipments were also installed in the pantry and toilets area.

 

What are the main obstacles during the certification process? And how would you tackle them?

The BEAM Plus Interiors is the first green building assessment scheme in Hong Kong covering tenant areas under BEAM Plus system. The assessment criteria are quite different from the BEAM Plus NB and EB scheme, especially in the Materials Aspects (MA).

For example, to achieve credits in the MA assessment, at least 50% of newly installed building elements shall be sustainable. Sourcing the sustainable building materials in local markets then became an obstacle for the project team. As currently, most of the sustainable materials are manufactured from foreign countries and it is not common for manufacturers in Mainland China to get certified under internationally recognized Environmental Management System. After several rounds of scouring and reviewing, the project team eventually managed to source a regional carpet flooring manufacturer with ISO14001 certificates and CRI green label.

 

Apart from the BEAM Plus rating, what do you consider the key project success? What is the expectation for the future users of the building?

Through the transformation of existing premise to a green work space, we created a pleasant indoor working environment for our staff.

We hope the modification of physical environment can help to create a safe and healthy working environment that supports the working population, who are in general at risk of lifestyle-related diseases. We will also be honored if this case can help to promote the concept of green working environment.
