The new departmental quarters building for Customs and Excise Department is located at 9-11 Tsing Chau Street and 1-3 Lee Kung Street, Hung Hom, Kowloon. Site Area is 1,140 sq. m. Gross Floor Area of the building is about 8,546 sq. m. Height restriction of the Site is 100 mPD.

Green Features

Main Features of the Building include:

Planters, natural light and cross ventilation for all typical lift lobbies Shadings for all windows of habitable space

  • Shading screen on the west facade right outside the typical lift lobbies to reduce heat gain from direct sunlight
  • All flats enjoy open view and cross ventilation
  • The tower is basically white in color
  • Yellow and orange is subtly applied at the soffit of the shading fins

Story

What are the motivations to go “green”?

Some peoples asked me what motivation to go green for this project. The main point is our sense of responsibility for the environment protection and we love our earth. So, we hope that we don’t waste our earth sources and good for our posterity in future.

What are the major strategies to earn the credits and achieve the BEAM Plus rating?

In order to earn the credits and achieve the requirement for BEAM Plus rating, the client and design consultants should clearly read the BEAM Plus guidelines and apply suitable version for their project. Their design will affect to earn how many credit for their project. If their project’s design cannot achieve the BEAM Plus guidelines, it cannot get any credit for their project.

What are the main obstacles during the certification process? And how would you tackle them?

In order to earn sufficient credit and achieve the BEAM Plus rating, the client and design consultants are required to provide sufficient manpower and resource for this project. It is the main obstacles during the certification process. Due to this reason, we used a lot of time for discussion and solve the resource problem in order to tackle them.

Apart from the BEAM Plus rating, what do you consider the key project success? What are the expectation for the future users of the building?

Apart from the BEAM Plus rating, many projects also can success. The main point is the client, design consultants and contractor provide how many resource for their project.
The future user play a main role for this system. The system is already set up. If the future user don’t follow the requirement, it will loss the objective for environment protection.
